Lojega is a social entreprise that manages more than 2500 social apartments in the communes of Ganshoren and Jette, in the Brussels Capital Region.
The organisation is in the process of carrying out a major renovation of two apartments buildings, of which one dates back to the 1930s and the other to the 1980s and both do not meet compliance or fire safety standards, nor do them comply with new energy standards. The works that they intend to execute include:
For the 1930s building:
- Reuse of facade bricks (the annexes containing the toilets on all floors have been dismantled) to create the future balconies
- On-site re-use of interior wooden doors
- Retention of granite floors in kitchen areas
- Preservation of a 3-storey wooden staircase
- Dismantling and removal of sanitary elements in good condition (WC and washbasins)
- Dismantling and removal of radiators
For the 1980’s building:
- Work to insulate the roof and envelope from the outside. (Insulation, waterproofing, new cladding, etc.). The aim is to improve the building’s energy performance.
- Replacement of all window frames with double-glazed aluminium frames and integrated ventilation
- Removal of old balconies (and consequently thermal bridges), creation of new balconies with double the surface area.
- Electrical upgrades (replacement of all sub-divisional switchboards, electrical overhaul of common areas, etc.) – electrical upgrades for the entire building.
- Removing gas installations (old substation, unused piping, etc.).
- Installation/replacement of fire detectors on landings, in common areas and tenant lobbies; replacement of apartment entrance doors with RF doors; checking of hydrants, painting of piping, checking of fire extinguishers, etc.
- Installation of a C+ ventilation system in wet rooms (WCs, bedrooms, kitchens).
